Renter Rewards
Program™ Rules and Regulations
 |
1. The amount of the credit shall be
determined as follows: Residents of residential communities managed by one of
the Van Metre Companies shall accrue the purchase credit equal to one hundred
percent (100%) of the monthly base rent paid under the resident’s current lease
through the date the home is purchased, up to a maximum three percent (3%) of
the total
purchase price of a qualifying Van Metre Home. The credit shall be
calculated from the initial move-in date until the date of the Van Metre Homes
New Home contract.

2. The purchaser that is entitled to the
credit is responsible for notifying the Sales Manager at the time of contract.
Van Metre Homes is the seller of the new home (Seller). The Seller will grant
the credit in accordance with these terms and conditions at the time of purchase
in the form of a reduction from the sales price or as a credit at settlement
(closing cost payment) provided the credit conforms to applicable and approved
lenders’ guidelines. The Renter Rewards credit can not be used as a down payment
or as an earnest money deposit. |

3. Residents who are in default under the
terms of their lease and/or the terms of the Renter Rewards Program Rules and
Regulations forfeit any and all rent credits accrued that may otherwise be
applied toward the purchase of a qualifying new Van Metre Homes. If your lease
does not terminate prior to your occupancy of a Van Metre Homes, you will be
responsible
for a lease break fee and must notify the rental office of your
intention to move not less than 30 days in advance of your move out date. In
addition, all other conditions in your lease agreement apply. Renter Rewards
credits will not be awarded to residents with outstanding balances on their
accounts. |

4. Only one credit will be permitted per
residential lease. The credit may not be split. In the event that more than one
individual is obliged on a residential lease, all individuals must agree on the
party to whom the credit will be issued and the relinquishing resident(s) must
sign a waiver giving up their rights to any credits earned. None of the Van
Metre Companies or their affiliates, agents, employees, or principals shall have
any liability with respect to the decision as to which resident, in the case of
multiple residents, is entitled to the credit. In the event that multiple
residents cannot reach a decision, any and all rent credits accrued that may
otherwise be applied toward the purchase of a qualifying Van Metre Homes shall
be forfeited. |

5. The credit may not be available in
conjunction with any other discount or incentive offered by Van Metre Homes, as
applicable. The credit may only available on to be built homes and may not be
available on specially priced inventory homes. The Program not available with
use of co-op brokerage fee or Real Estate Agent. Please see a Sales Manager of
the applicable Van Metre Homes community to confirm available incentives or
discounting, if any, in conjunction with the credit. |

6. The credit is nonassignable and
nontransferable. |
